Roving Maintenance Technician Full Time | Permanent Reports to Portfolio Manager $17 to $19 per hour DOE SEND RESUMES TO: Brief Description The Roving Maintenance Technician services various properties in the Blanton Turner portfolio and is a customer-service oriented person who is committed to providing tenants and owners with impeccably maintained properties. The Roving Maintenance Technician consistently exemplifies the attitude and management philosophy of Blanton Turner. The Roving Maintenance Technician is an hourly position with the general work week of Monday through Friday, 8 hours per day; on-call as needed. Relationships Report to the Portfolio Manager Interact with Blanton Turner Principles, employees and associates in a professional manner Interact with residents and tenants with the highest level of customer service and positive, will-do attitude Work proactively with business partners including all vendors and other personnel serving the property and its residents Supervises maintenance team with respect and a nurturing, growth-oriented attitude while maximizing efficiency Skills & Qualifications At least 5 years general maintenance experience Must be familiar with new and historic building maintenance Knowledgeable of sustainable maintenance and landscaping practices Proficient with project management o7, o7c electrical license and or boiler license is preferred Familiarity with Washington State and city of Seattle Landlord-Tenant Laws Must be able to lift 90 lbs Must have tools, truck or van type vehicle (reliable), current WSDL and proof of insurance High school diploma or equivalent Must be computer literate and able to use or learn web-based software including email, SharePoint, Google Docs and ActiveBuilding. Duties Perform general maintenance and repairs of building(s), including but not limited to: electrical repairs (if in possession of a WS Electrical License), minor plumbing repair, general carpentry, painting, drywall and cleaning. Project-manage, supervise and complete repairs and capital improvements on various buildings. Manage and coordinate warranty repairs on applicable properties. Perform unit turns including but not limited to: servicing appliances, plumbing and electrical, replace old or faulty parts, re-key locks, replace burnt out light bulbs and interior painting. Address and follow up as necessary on all residents' work order requests in a timely and professional manner. Maintain an inventory of supplies to ensure prompt repair and replacement of various items. Work with applicable Property Manager and maintain knowledge of property budgets to ensure compliance. Perform walk through of properties to ensure that immediate maintenance and custodial issues are attended to in a timely fashion. Walk through inspections should also include preventative maintenance to safeguard against foreseeable maintenance issues. Maintain positive and professional relationships with vendors and suppliers and work with them to produce the best product and pricing for the properties. Perform or schedule maintenance on all systems of the properties including, but not limited to HVAC, boilers and elevators Oversee custodial and landscape staff and maintain schedules for optimum building presentation Maintain property using aggressive sustainable maintenance practices. Create and uphold annual preventative maintenance programs and long-term capital improvement plans. Must ensure that all maintenance, custodial and groundskeepers are working with the utmost consideration to safety and safe practices. Must ensure that the property is compliant with OSHA standards.
