Position: Senior Maintenance Worker Non-Exempt Status Primary Functions: Responsible for the ongoing maintenance and upkeep of all NHSSN rental properties and business office. Specific Responsibilities 1. Performs all maintenance and repairs in the area of: a. Plumbing b. Carpentry c. Painting d. Dry wall e. Floor covering f. Lighting fixtures g. HVAC system h. Landscaping 2. Knowledgeable of and maintains work related safety policy and procedures on all job sites. 3. Assists in developing a written "scope of work' specifications list for rehab/repair projects. 4. Responsible for obtaining bids for rehab/repair projects requiring outside contractors. 5. Maintains adequate supplies and tools to complete job requirements. 6. Prepares and submits supply requests and invoices for specific jobs. 7. Prepares and submits maintenance activity reports on a bi-weekly -- monthly basis. 8. Maintains a thorough understanding and knowledge of maintenance techniques and energy conservation measures. 9. Responsible for monitoring resident requests for repairs. Ensures all requests are in writing and submitted daily to the Property Manager. 10. Ensures all repairs and maintenance are scheduled and completed in a timely manner. 11. Inspects all completed maintenance and repair work to ensure quality workmanship and compliance with current code, as required. 12. Ensures NHSSN business office interior is cleaned on a weekly basis to include removal of trash, vacuuming, windows cleaned, bathrooms cleaned , floors mopped, office furniture wiped down and classroom arrange properly (per event or need). 13. Maintains a courteous and professional relationship with all clients, residents and business associates. 14. Maintains a thorough understanding of all NHSSN services and programs and is able to convey this information to the public. 15. Performs additional duties as assigned by the Property Manager. Minimum Qualifications / Education Requirements: 1. Three or more years of demonstrated experience and proficiencies related to the duties and responsibilities of the position. 2. Knowledge of and ability to perform routine maintenance and repairs to rental units (both interior and exterior) 3. Knowledge and ability to write work orders for maintenance/repairs. 4. Excellent verbal communication and customer service skills. 5. Excellent organization and time management skills. 6. Ability to travel to various worksites and supply vendors. 7. Ability to travel out of town and/ out of state for training opportunities, as needed. Licenses / Required Certifications: 1. A valid Nevada driver's license. 2. HQS Inspection certification, Contractor's license or equivalent experience. Work Direction: Reports directly to the Property Manager Physical Effort: Requires the ability to exert some physical effort, such as walking, standing and lifting of materials and equipment (not more than 50 pounds), and manual dexterity if the use of fingers, limbs, and body in the operation of tools and maintenance equipment. Office Hours: 8:00 am -- 4:30 pm One half hour lunch break. Monday -- Friday Full Time. 40 hours per week. May require some nights and/or weekend work to complete specific projects, work call outs, and/or to attend community / NHSSN events. Volunteer Time : 40 hours per year related to NHSSN events and activities Salary Range: Depending on experience. Benefits: 1. Medical coverage paid for the employee.
