Title: Maintenance Technician Department: Student Housing Reports To: Joseph Dear Contact Information: , (512) 247-7711 Hours of Work: 8:00am-5:00pm sometimes 6pm M-F; after-hours work as needed; weekend work as needed; emergency on-call rotation at least one week per month. Location(s): University Village at Austin 1301 Crossing Place Austin, TX 78741 Major responsibilities consist of: 1) General Maintenance, Preventative Maintenance, Safety a. Complete work orders accurately and efficiently b. Ensure that adequate basic maintenance supplies are in the maintenance shop. Let the Maintenance Supervisor know if supplies are running low. c. Remove hazards d. Conduct smoke alarms tests on a pre-determined schedule e. Perform preventative maintenance on HVAC systems f. Install, repair, and maintain electrical systems and plumbing hardware for all buildings g. Construct, maintain, repair, renovate, and relocate fixtures, furniture, equipment, and other various bulk items h. Use and maintain appropriate tools and equipment 2) Resident Inspections a. Diagnose problems b. Make repairs 3) Cleanliness and Appeal of the Property a. Pressure wash buildings/breezeways and equipment b. Clean common areas as needed c. Maintain the pool daily 4) Work Orders a. Document work orders, accurately and efficiently b. Complete work orders accurately and efficiently 5) New Occupancy a. Prepare vacant apartments for new occupancy 6) Grounds-keeping a. Ensure grounds are kept free of debris and trash b. May assist with landscaping tasks c. May assist with minor repairs on related equipment and tools d. May assist with the following repairs and general upkeep: MINIMUM AND PREFERRED QUALIFICATIONS -EDUCATION Minimum: Preferred: High school diploma or equivalent -EXPERIENCE Minimum: At least two (2) years of maintenance experience to include several years of apartment / residential multi-housing maintenance experience; or a minimum of one (1) to two (2) years of student housing maintenance experience. Preferred: More than five (5) years of apartment / residential multi-housing maintenance experience or more than three (3) years of student housing maintenance experience -SKILLS AND ABILITIES Minimum: o Ability to follow written and verbal instructions o Basic math skills o Ability to measure and use a tape measure o Maintenance knowledge and skills to include: o Basic maintenance and general repair knowledge including (but not limited to) HVAC, electrical, plumbing, grounds keeping, carpentry, dry wall, exterior structure, appliances, and facility repair o Knowledge of (and ability to work with) hand tools and power tools o Working skills in diagnosing maintenance and repair problems o Working ability to repair facilities mechanical equipment systems o Ability to gain a solid understanding of the property layout and unit locations o Ability to communicate effectively with residents, co-workers and management to ensure a timely and courteous response o Ability to take and follow directions thoroughly with minimal supervision o Ability to work under the pressure of multiple, tight deadlines o Ability to be flexible in scheduling 24/7 o Ability to address emergencies situations applicable to the role o Ability to follow and comply with all safety rules o Ability to drive a golf cart (if necessary) o Ability to read, interpret, and apply constructions plans, specifications and blueprints o Excellent time management skills o Attention to detail o Customer service skills o Organizational skills Preferred: o Ability to read, write, and communicate in the English language strongly preferred (these skills may be required at certain sites) -LICENCES AND CERTIFICATIONS Minimum: EPA Certified Preferred: Proof of CPO License is a plus Designations through a local apartment association are desirable PHYSICAL REQUIREMENTS Ability to maneuver equipment and appliances up stairwells Ability to climb three flights of stairs to move and inspect appliances, supplies, and tools Ability to push, lift, pull and carry 75 lbs Ability to use hand tools and power tools Ability to use hands and fingers Ability to speak, see, and hear Ability to think, concentrate, and communicate Ability to reach with arms and hands, bend, stoop and walk Ability to operate grounds-keeping equipment WORK ENVIRONMENT (List standard conditions and any applicable hazards.) The work is primarily performed in the field.
