Project Manager / Estimator A. Bid Jobs using REI data and processes**** (ProEst estimating system)**** B. Win jobs C. Manage Jobs 1) Complete qualified estimate that is suitable to pass on to Engineering for processing. a.) Adequate hours and defined responsibility. b.) Proper material selections with notes and resource data for non-as scoped items. c.) Specifications for requirement processing. Specs Interpretation of specs RFI response data d.) Selected Sub Contractor data Quote for selected Sub. Contact data Schedule availability e.) Desired construction methods if outside room. 1) Complete qualified estimate and contract passed on to accounting. a.) Contracts i. Notes of special conditions ii. Desired schedule of values and projected billing scenarios. iii. Special issues Bonding Licensing Wage Types Special Billing *Note: If specialty licensing, accreditation or association issues are required, they are responsibility of PM. D. Complete and qualified estimate to pass on to Critical Path Manager. 1) Pre-scheduled approval prior to commitment to customer. 2) Schedule Kick-Off Meeting at job award. a.) List of projected delivery dates by WBS, (Include field surveys). b.) Desired completion of submittals as per agreement during pre-schedule. c.) Samples, requirements and dates. d.) Return dates for submittals. E. Installer Review. 1) Discuss conditions and requirements. 2) Pass on Subcontractor data, contact and responsibilities. 3) Potential equipment needs. 4) Produce projected dates. 5) Visit site together if necessary. F. Continuous Management requirements 1) Monitor and stimulate Engineering. a.) Engineering process of drawing. b.) Delivery and return of submittals. c.) Change Orders based on: Date changes -- "Time and Dollars" Late return of submittals Late availability of site for field review and measurements. Revised Scope Revisions on submittals Site conditions 2) Monitor and Stimulate Fabrication a.) Check in on projects in process to insure adherence to approved submittal drawings and contract expectations. b.) Review finished products for compliance whenever possible "Quality Control" Report problem to management. c.) Review delivery and install schedules for compliance. Report problems to management and CPM. d.) Review finished goods on site per period as cycled with draws. e.) Be available to discuss, negotiate, and remedy issues that arise. i. Issue change orders as needed ii. Issue updates to customer f.) Attend site meeting i. Issue updates ii. Document changes from meetings and follow up iii. Walk site for punch list whenever possible. 3) Subcontractors Deliver qualifiable scope for proper pricing from Subs. a.) Assign/select and contract subs per REI requirements and return paperwork to: i. Accounting ii. Plant Management and Install Management and CPM b.) Define scope of work to management party. c.) Check in with Subs and Management to ensure proper adherence. d.) Approve all Sub pay applications 4) Close Out Jobs a.) Process requests for punch work and obtain final sign off. b.) Update Accounting c.) Review job costs. d.) Advise pay applications and follow e.)
