**PLEASE SEND RESUMES TO: SERGEY MOKAN () Title: Worker / Janitor Department: Field Operations GENERAL PURPOSE Under the direction of the Field Manager, responsible to safely and properly clean foreclosed and bank-owned houses, perform minor safety hazard mitigation, and routine cleaning on a daily basis using the methods outlined in the Company's Procedure manual. ESSENTIAL FUNCTIONS: a. Adhere to Company policy and procedure as outlined in the Employee Guide. b. Adhere to the H&S policy handbook and wear prescribed PPE according to the Safe Standards of Work. c. Load / unload trucks and vans as directed by Field Manager. d. Keep warehouse and trucks clean as directed by Field Manager. e. Report any unsafe jobsite conditions or hazards to Field Manager and follow his / her instructions. f. Secure properties and work safely by performing such tasks as changing locks on doors. g. Service, clean, and sanitize homes. h. Gather and empty trash and debris. i. Clean building floors by sweeping, mopping, scrubbing, and / or vacuuming. j. Follow procedures for the use of chemical cleaners and power equipment, in order to prevent damage to floors and fixtures. k. Mix water and detergents or acids in containers to prepare cleaning solutions, according to specifications. l. Use lawn equipment, including mowers, trimmers, and blowers. m. Perform minor lawn maintenance as required. n. Complete all assigned work orders. o. Drive company vehicles in a safe and legal manner. p. Notify field managers concerning the need for major repairs or additions to building operating systems. q. Clean windows, glass partitions, and mirrors, using soapy water or other cleaners, sponges, and squeegees. r. Requisition supplies and equipment needed for cleaning and maintenance duties. s. All hand tools are property of Company and must be kept in proper working order. t. Clean, and repair Company equipment returned from property site and replace in its proper position in the warehouse after a removal. u. Accurately record time worked on Timesheet. v. Regular attendance and timeliness. w. Sense of urgency to meet deadlines. x. Other responsibilities as the business need dictates. MINIMUM QUALIFICATIONS Any combination of education and experience that demonstrates the knowledge and ability to perform the required work. General knowledge of the construction, landscaping, or maintenance fields. Willingness and ability to perform manual work following verbal and written instructions. Knowledge, Skills and Abilities Some knowledge of proper use of equipment, materials, and supplies used in heavy / highway construction work. Some knowledge of first aid and applicable safety precautions. Ability to work independently and complete daily activities according to work schedule. Ability to lift heavy object, walk, and stand for long periods of time and perform strenuous physical labor under adverse field conditions. Ability to communicate orally and in writing. Ability to use equipment and tools properly and safely. Ability to understand, follow, and transmit written and oral instructions. Ability to meet attendance schedule with dependability and consistency. Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The worker is required to have visual acuity to operate motor vehicles and other equipment. This job requires an individual to travel from one location to another quickly and efficiently. The job can be physically demanding and the ability to operate tools to correct or perform services is required. Exposure to weather is a factor of this job, which may require the individual to perform work outside in all elements.
