Selling a 7 month Contract in Manassas VA - 2 Bedroom, 2 Bathroom, spacious (1118 sq ft), clean

We will be leaving Sunday September 26, 2010, the apartment is available that day.

We need to quickly sell our contract to a 2 bedroom, 2 bathroom apartment at Chatsworth Park Apartments in Manassas, VA. Rent is $1105 per month, which is over $200.00 less than the regular monthly lease fee charged by Chatsworth Park because this is to take over our existing discounted lease. We are moving out of state, and the lease has 7 months left until the contract is complete. The current monthly rates are listed here: Montly Rates . After talking with the office management, they said most units are full, so they wouldn't offer a discount unless it is through selling an existing contract.

General Details

The apartment is on the third floor and includes a balcony which overlooks a lot of big trees. It's relaxing to just sit out there and enjoy a sunrise.

Because it's on the top floor, you don't hear your neighbors walking around on top of you. We rarely hear our neighbors at all, as it is a pretty quiet complex.
Another benefit of the top floor is the 11' and 12' high vaulted ceilings in the dining room, living room, and master bedroom. Carpeting is in every room except the kitchen and bathrooms.


One important security feature is the keyed entry to get in the building. Visitors can ring your phone, and you can let them up with the press of a button on your phone. The neighborhood is in a quiet corner of Manassas.


The unit looks great with new carpet and paint added just over a year ago. The kitchen is large with an accent tone color "Bryce Canyon" that gives the area some style. The counter space wraps around the entire kitchen, so plenty of small appliances will fit with lots of room to spare for cooking. The kitchen has plenty of cupboard space with 20 cupboards and 9 drawers. The kitchen and dining room are separated by a wall, but the wall has a large 6' by 3' window so those in the kitchen and dining room can see each other. A washer and dryer are included in the apartment. Gas stove, oven, furnace, and water heater keep the utility bill down compared to pure electricity. A dishwasher and refigerator/freezer are also included.


One very nice benefit of Bozzuto management is that they will respond to service requests within 24 hours or you get a discount on your rent for the next month. We have asked to simply get our water heater temperature adjusted twice, and they came the same day both times. We asked to have a new rod for the window blinds, and we received a new set of blinds! We asked them to unclog our sink, and it was done the same day. There is a lifeguard on constant duty when the pool is open, and we love the large kiddie pool of just 1 foot of water. The workout room is open 24 hours with a pass code you receive.


Two tall windows are in each bedroom and the living room, allowing plenty of light during the day! The master bedroom has 12' vaulted ceilings and lots of space. Both bedrooms have large walk-in closets with many shelves. The master bedroom is so large that we fit comfortably a queen size bed, tables, and a desk, with room to spare.


The bathrooms are very nice looking with a flooring that could fool anyone that it's real hardwood. The bathrooms each have one large mirror with a small medicine cabinet with mirror on the adjoining wall. The cabinets under the sinks in the bathroom are large for plenty of storage.


Pets are allowed with an additional monthly pet fee, but we didn't have any pets. The apartment is in great shape!

Other Features

  • A small pantry and linen closet are also nice features.

  • The entryway to all the apartments inside the building is very clean compared to other complexes I've seen around town.

  • Someone comes to vacuum the shared entryway weekly.

  • The complex includes a station for washing your car and vacuuming it with a coin operated vacuum.

  • Free cookies and lemonade are always available in the office.

  • Two computers are in the business room to access the Internet, make copies, print, or fax.

  • Extra storage is available for a small monthly fee.

  • There is a playground for the little ones.

  • The coat closet is fairly large for additinal storage.
