Aztec Mobile Home Park
3902 Bluff Road, Lot 4
Fort Madison, Iowa

Excellent Condition

2 Bedrooms, 2 Bathrooms -- The front bathroom has a tub/shower, sink and toilet. The bathroom off the Master Bedroom has a garden tub and sink. Then there is a door and inside that door is the toilet and there is shelves for storage.

February 2010 - Freshly Painted throughout the inside

March 2010 - New Carpet

March 2010 - New vinyl flooring

April 2010 -- 12x14 Shed with double doors and on each side of the doors there is a window and they do open up. There are also rafters on each side to put stuff on top. I had 2 storage units here in town and I was able to unload 2 storage units into this shed. Still left me with one storage unit. With all the packed tubs I have in this shed on the floor and on both side of the rafters, my rider, push mower, snow blow and tiller still fit in this shed. You could definitely put a motorcycle in it! This shed makes this mobile home worth it!

November 2009 - I had gutters and gutter guards installed on all sides of the home. When I moved here from southern California in 2001, it didn't have gutters.

February 2010 - New Elgin Toilet was installed in front bathroom

December 30, 2003 - Complete New Roof was installed

The Ceiling Fans will stay. They were not here when I purchased. There are ceiling fans in both bedroom and in the kitchen.

Also, when I purchased it, it came with NO appliances.

It will come with a gas oven. I recently purchased a new double gas oven as I love to bake and cook and I so wanted a double oven. I still have the gas oven I replaced it with and once everything is out of my home, that oven will be brought over here.

The buyer will also get an 18-month old Whirlpool 20 cubic foot freezer.

June 2009 - I replaced the plastic window blinds and installed Faux Wood Plantation Blinds. Those will stay. I will wash the curtains I have up and they will stay.

It has a double driveway.

I have put a lot of money into landscaping. I have nothing but perennials bushes and flowers planted. They all bloom at different times of the year.

I also have a good-size strawberry patch with June Bearing and Ever Bearing berries.

Summer 2009 - I put in 2 Blackberry Bushes. You should have blackberries good enough to eat by next summer.

July 2010 - I installed a clothes line on the backside of my mobile home. I love hanging clothes out to dry. That will stay.

The Front Porch - There was no porch when I purchased this home. In 2006, an owner moved out their mobile home and left the porch. After 2 monist of it sitting there, we asked the lot owner if we could have it. He said if we could get it moved down to our lot, we could have it. My ex knew someone who had this machine of some sort and got it moved down here. We took the steps that were at the front before the porch and put them at the backdoor.

Once the home is sold, I will ask for 60 days to be out. I have had 2 failed back fusions and it will take me time to pack up all I have and I have a ton of stuff to pack. Plus I am making a long distance move to Michigan and I will need to schedule the move with North American. They will not only have to load up all my stuff inside my home and the shed, but they'll also have to go to my 10x20 storage unit to get everything out of it and it's packed full. They will also possibly have to go 20 miles to an antique store to pick up some antique furniture I purchased. I was told by the store, it could stay there until I moved.

Once everything is out of the inside of my home, the entire inside will be cleaned. Also, once everything is out, I am having all the carpets professionally cleaned by Steam Master I have 2 Cavalier King Charles Spaniel dogs, a 7 month female and an almost 4 year old male. Even though I have a fantastic Bissell Carpet Cleaner, I still want the professionals to come in. Even little pooches track in stuff.. I will pay them and then the buyer can make arrangements for a date and time for them to come and clean the carpets. I would presume the buyer would want it done before they move in. I know most people don't do that, but that is not me. I want the buyer to be able to move in and have to do nothing. All the cupboards will be washed out also.

One great feature about my home, is there is NO mobile home behind me. In the backyard, there is a creek. It has never come up to the backyard. It's so peaceful back there at night. It's so nice not having another mobile home in back of yours.

I know dogs are allowed. However, the only dog that is not allowed at Aztec is a Pit Bull and that's due to liability issues with the owner. When I first moved in, no animals were allowed. Then the owner lost his dog and replaced it and then he went soft here. He said so long as there are no complaints, you can have a pet.

If you want more pictures, please don't hesitate to ask me. I have a ton of pictures of both the inside and outside I can email to you if you provide me with you email address.
