Maryland Farms is a three level garden type condominium community. There are 45 buildings consisting 545 condominium units. The complex also consists of a community center, day care center, large swimming pool, tennis courts, and two play ground areas.

Duties & Responsibilities
While the property manager must be self-motivated, creative, and energetic, they must also bring expertise and precision to the position. Below is a basic list duties (not all inclusive) that a Maryland Farms property manager will be responsible for.

• Hire, train, motivate supervise and discipline all on-site employees, ensure that all staff adheres to association policies.
• Plan, prepare, and supervise for onsite work being conducted by off site contractors. Review work against contract for timeliness, quality, and accuracy.
• Comply with local ordinances, state and federal laws, including Fair Housing laws.
• Ability to communicate effectively, both verbally and written.
• Help in the development of operating policies and procedures and ensure compliance.
• Assists to prepare, executes and monitors operating budget, ensures expense control.
• Prepares, and evaluates financial statements.
• Prepares and submits invoices and payroll information in accordance with association procedures and by-laws.
• Maintains knowledge of market conditions for resale and turn over within the community.
• Manages resident issues such as neighbor disputes and maintenance repairs.
• Manage & negotiate vendor contract selection and vendor relations to ensure quality.
• Communicates with President of Association and Board of Directors regarding the overall function of property.
• Ensures excellent customer service to all residents, and promotes a quality living experience.
• Conducting and processing interior, exterior, and balcony building inspections.

Qualifications & Evaluations
High school education required. College degree in related field preferred.
Applicants must have at least three years of experience with condominium property management.

• Well versed in Microsoft Suite
• Property Management Certifications preferred (i.e. PCAM, etc)
• Knowledge with Jenark Software beneficial
