These properties are in the mountains 10 miles above Grecia in the San Francisco area, Grecia is considered one of the nicest tourist towns in central Costa Rica, (See a Map) These properties are on their own peninsula and are completely flat and ready to build three Gorgeous American style homes. With this view it easy to even consider a hotel, or a restaurant or any tourist attraction for income, would be desirable. There is a 18-foot high retainer wall built around the front of these properties. It took 90 dump trucks of back fill to level each property. The cost of this construction alone has been valued at $200,000 in today’s prices. Last appraisal for this construction was July 10, 2009, by a very well known and reputable engineer in Grecia, Arquiteotura Randall Morera Alfaro, we have all the documents. The land was value $295,000. You can build your North American Home by U.S quality standards. Parcel one already has a two car garage build extra strong to handle all the weight needed for a two-story home above. Water and electric has been brought in, ready to hook up once each house is built. The view from these properties is breath taking, it gives a 180 degree view of Central Valley (approximately 250-miles span from one end of the valley to the other) and a full mountains view from behind. If serenity and peace is what you are looking for, this is the perfect location. Some people enjoy the coast, but others enjoy the cool mountain air and city view. There are many benefits to living in the cooler and less humid atmosphere, such as fresh air and clear sun shine. Then there is the fact of not having people living so close making noise, burning trash or just being there in your face. Picture yourself sitting out on the balcony of your American style home eating morning breakfast and enjoying this view. These properties can also be for those that would just like investing for profit. You can get a large return after all three homes are built. I have reduced this property to less then the value for just the land, therefore I am actually GIVING AWAY ALL MY CONSTRUCTION COSTS FOR FREE. This is a major saving and profit in your pocket, especially after building three homes, then selling each parcel. I have the full breakdown from the Engineer/Architect for this construction costs at today’s prices. This engineered retainer wall is made of solid volcanic rock. The base goes three feet down into the ground where there is 1” rebar and cement for full support. The wall is about 8ft wide at ground level graduating up to 5ft wide at the top. Wall Height is approx. 18 ft., with 90 dump trucks (15 yards each) to fill the back of this wall. This is approx 1340 yards of back-fill. From start to finish construction took two years. This wall will last a century and beyond. It can be seen from the town of Grecia 6-miles down the mountain. This garage is built out of solid concrete with 1” rebar. There is also a storage area above the garage ceiling given an extra 7 feet to the garage. This will help bring the house even higher for a better balcony view. There is a block walls on the backside of the three parcels and small block walls separating the three parcels.
VIEW: 250 miles view from one end of the Central Valley to the other. The view also encompasses the west side mountain range (Pacific side) 80 miles from the property. The Pacific Ocean is only two hours away. Cities to the right of the valley would be Atenas, Sarchi, and Narano. Directly out front is the town of Grecia, where the famous metal church stands, it is in clear sight from this property. Then a little further to the left is the San Jose Airport where you can watch the incoming planes, like butterflies coming in for a landing. Across the valley at the base of the opposite mountain range is famous tourist town Escazu. Then finally furthest left is the Capital of Costa Rica, San Jose.
