We are seeking a Full-Time Leasing Manager for our Clifton property

Job Purpose:
Maintains property rentals by filling vacancies; negotiating and enforcing leases; maintaining and securing premises.

Maximizing occupancy at the maximum achievable rents
Generating traffic in the most cost effective way
Achieving a high closing ratio
Achieving a high renewal ratio
Developing a highly trained and professional leasing staff

Conduct marketing outreach to local businesses to promote the property and increase visitor traffic.
Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.
Contracts with tenants by negotiating leases; collecting security deposit.
Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; scheduling expenditures; analyzing variances; initiating corrective action.
Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; landscaping and snow removal.
Enforces occupancy policies and procedures by confronting violators.
Prepares reports by collecting, analyzing, and summarizing data and trends.
Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
Greet prospective residents and determine their needs and preferences before showing them model apartments.
Inspect model apartments and "market ready" units daily to ensure cleanliness.
Maintain a professional and friendly atmosphere in the leasing office and other areas where prospective and current residents meet.

1+ years of recent experience with an established property management firm as an apartment manager at an individual community of 100 or more units
Education and/or training in property management law, regulations, processes and procedures
A proven track record of job stability and success in meeting or exceeding goals and objectives with past properties
A friendly, outgoing personality, excellent communication skills, a superior customer service focus and the ability to manage and motivate staff
A professional demeanor, appearance and dress code and a high level of honesty and integrity
Strong sales, marketing, financial and personnel management skills (including experience with budgeting, variance reports, leasing, market surveys and knowledge of labor laws).
Maintain an awareness of market conditions and trends. He/she will be expected to contribute ideas to the property manager for improving resident satisfaction.
Ability to close a sale.
Proficient with MS Word, Excel and Outlook and SKYLINE experience a plus.
